Each project has a unique timeline. Major renovations usually take 3-8 months, including planning and council approvals. You can often stay in your home during renovations, as we can work in stages to minimise disruption. We ensure the site is clean and safe daily.

Many people believe they need complete plans before seeing a builder. This is Far from the truth as builder’s have a unique position within the early stages of planning & development as we understand what it costs to create the dream you are after. The earlier you involve a builder in your project the more you open yourself up to having a better experience throughout the project, you will significantly improve the out come.

Yes, Hughes Building & Construction provides transparent quotes with a detailed breakdown of costs, including a scope of works and a Gantt Chart. To do this, we need complete architectural plans and a detailed finishing schedule.

Prime Cost (PC) Item: An allowance for items not yet selected at the time of proposal (e.g., taps, light fittings).
Provisional Sum (PS): An allowance for work not finalised before the contract, including supply and installation (e.g., joinery, landscaping).
Example:
Tile allowance PC: $45/m² (inclusive of GST)
Landscaping Provisional Sum: $15,000 (inclusive of GST)

We aim to minimise variations by gathering as much information as possible during the quotation process. If variations are needed, they will be clearly outlined and priced before proceeding.

We have an architect that we work close with that can design your dream home. Obtaining building permits & council approval is something we do all the time, so this is second nature to us. Making sure everything is approved before starting is a requirement, so this is something we organise for you to take the stress off you.
