FAQ’S

Clear Answers Before You Build

  • Yes. We can work with you from the early planning stage and help connect the right design team for your project.

We also work with architects, designers, engineers, and consultants to make sure the design, budget, selections, and construction details are aligned before building begins.

  • Every project is different. Timing depends on the size of the build, the design stage, approvals, selections, engineering, and site conditions.

During the early planning stage, we help map out the likely steps and timing so you have a clearer picture before construction begins.

  • In some cases, yes. In other cases, it may not be practical or safe.

It depends on the size of the renovation, access, services, noise, dust, and how much of the home is being worked on. We will talk this through with you early so you can plan properly.

  • Many plans never get built because the design, budget, and build details are not aligned early enough.

A home can look great on paper, but if cost, site conditions, selections, engineering, and construction details are not reviewed early, the project can become too expensive or too hard to move forward.

That is why early builder input is so important.

  • Yes. Our goal is to give you clear information before you commit.

We prepare detailed proposals that explain the scope, inclusions, allowances, and key details, so you understand what is included and where costs may change.

  • Prime Costs and Provisional Sums are allowances used when some items or work details are not fully finalised.

A Prime Cost is usually an allowance for a selected item, such as tiles, tapware, or appliances.

A Provisional Sum is usually an allowance for work where the full cost is not yet known.

We explain these clearly so you understand what is fixed, what is allowed for, and what may change later.

  • Variations can happen if the scope changes, selections change, or unknown site issues come up.

Our aim is to reduce variations through careful planning before construction begins. If a variation is needed, we explain it clearly before moving forward, so there are no surprises.

  • Dale personally oversees each project from the first conversation through to handover.

You are not passed from person to person. You deal directly with Dale and receive clear guidance, honest communication, and a carefully managed process throughout the build.

  • This depends on the stage of your project and who is already involved.

We can guide you on what is needed and help coordinate with designers, architects, engineers, certifiers, and consultants where required. The goal is to make sure the right documents and approvals are in place before work begins.

  • Sometimes, yes. But changes during construction can affect cost, timing, materials, and trades.

That is why we encourage careful planning and selections before construction starts. If changes are needed during the build, we explain the impact clearly before moving forward.

  • Quality starts with planning, trusted trades, clear details, and careful site management.

Dale stays closely involved throughout the build to monitor workmanship, coordinate trades, review details, and make sure the project is built properly from the beginning. Hughes Building’s process is built around trust, communication, quality, and confidence from start to finish
